Bedroom 1 - The stylish master bedroom with a comfortable King size bed, 40" Smart TV, and ample closet space is located upstairs.
Bedroom 2 - This upstairs bedroom offers two twin beds and a sit stand desk with a monitor. HDMI cord provided, bring your own adapter if needed.
Bedroom 3 - This private downstairs bedroom offers a Queen size bed with a bathroom across the hall.

Prepare your group a quick snack or a large feast in the fully-stocked kitchen. It features beautiful granite countertops and stainless steel appliances, including refrigerator, stove, oven, microwave and coffee maker. There are two stools at the counter for extra seating. The dining space is ideal for savoring meals, comfortably seating 6. Our bar cart has board games for a fun night in. Transitioning seamlessly, it opens into the expansive living room, featuring an L-shaped sectional, timeless coffee table, and a large window inviting abundant light. Whether you're planning your day's adventures, hosting a dinner party, or simply unwinding, this open-concept living area offers ample space for all your needs.

A fenced backyard with a charming patio and outdoor seating awaits your enjoyment. Fire up the BBQ and relish a meal beneath the renowned Colorado sunshine! Behind the gate, find secure single-car parking, while ample street parking accommodates additional vehicles.
Nestled among old mansions is our "Mini Mansion". We are just a half mile walk to the heart of RiNo Art District, with it's lively street art, breweries, coffee shops, and shopping. Walking distance to many restaurants, shops, and downtown attractions.
Guest access
You’ll have private access to every room and feature of this home, inside and out. Two closets are locked off for supplies and storage. Make yourself at home; your hosts are just a phone call or text away if you have any questions or want recommendations for things to do nearby. There is a keypad on the front door for easy and secure access to the home.

The built-in fireplace is for decorative purposes only.
We have installed cameras outside the property for safety purposes. There are no cameras inside the property.

1. No Parties or Unauthorized Events: Parties and unauthorized events are strictly prohibited.
2. No Smoking or Vaping: Smoking or vaping of any substances inside the home, including tobacco products and cannabis/marijuana, is not allowed. Violations will result in a minimum fine of $500.
3. Transaction & Cancellation Fees: When booking through our website or VRBO, please note that a payment processing fee of 3.9% of the total booking amount will be applied. This fee covers the cost of online credit card transactions and is charged by our payment processing provider, Stripe. It's important to note that this fee is non-refundable and will be included in the total booking cost. We recommend reviewing Stripe's terms and conditions for additional details on their transaction fees and policies. By completing a booking, you acknowledge and accept this payment processing fee. Please be aware that all cancellations, regardless of the reason, will incur a 3.9% cancellation fee. This fee is to cover the credit card payment processing cost incurred to facilitate your booking. It's essential to clarify that this fee is not for profit but rather to cover processing expenses.
4. Registered Guests Only: All overnight guests must be approved in advance through the booking process and paid for at least 24 hours before check-in. If this requirement is not met, unauthorized guests will not be allowed to enter the property. Please note that failure to comply with this rule means that unregistered guests will not be granted access to the property, and no refunds will be provided. In addition, unregistered guests may be subject to fines of $100 per guest, per night.
5. Noise and Quiet Hours: Please ensure a peaceful environment both inside the home and on the property. Avoid excessive noise during quiet hours, which are in effect between 10 PM and 6 AM or in accordance with local ordinances.
6. Respectful Behavior: Please treat the home, neighbors, and neighborhood with respect at all times.
7. No Third-Party Bookings: Property information will only be provided to the account holder of the reservation. Third-party bookings are prohibited.
8. Pet Policy: Pets are not allowed unless explicitly mentioned as permitted in the listing. If permitted, pets must be registered and indicated in the reservation at the time of booking. Failure to register pets will result in a fine of $300 per pet. For the comfort and cleanliness of all guests, please note that pets are not allowed on beds or furniture due to the difficulty of cleaning pet hair. Additionally, guests are responsible for promptly cleaning up after their pets, including disposing of any dog waste.
9. Check-Out Time & Unauthorized Late Checkouts: Check-out is at 11 AM. A 15-minute courtesy window is provided, after which a $50 charge applies, with an additional $50 for every half-hour after 11:30 AM. Guests must adhere to the agreed check-out time specified in their booking reservation. Unauthorized late checkouts may incur fees to cover cleaning disruptions and potential inconvenience to incoming guests. To avoid such fees, please request and obtain host approval for a late checkout in advance. Hosts may enforce these fees as necessary to ensure a smooth transition for all guests.
10. Cleaning Fees: Excessively dirty homes may incur additional cleaning fees ranging from $200 to $400, excluding any damages.
11. No Shoes on Carpeted Areas: Please avoid wearing shoes on the carpeted areas. Kindly remove your shoes before stepping on the carpets.
12. Reporting Damages: Report lost or damaged items immediately to your host. Guests are responsible for damaged items during their stay.
13. Liability: The owners are not responsible for accidents, injuries, or illness that occur on the premises or its grounds.
14. Personal Belongings: The hosts and homeowners are not responsible for the loss of personal items or valuables of the guest.
15. Local Guests: If you are booking a property within 30 miles of your residence, please contact us directly before booking, providing a reason for your reservation. This is to prevent disruptive parties and unauthorized events.
16. Security Cameras: Exterior cameras may be installed outside for safety and security purposes. There are no cameras inside the home.
17. Emergency Contacts: For health emergencies, call 911. For property emergencies, contact us through your booking app or call anytime.
18. Host/Owner Cancellation: AirSimplicity LLC or the property owner reserves the right to cancel reservations at any time. In such cases, guests will be notified immediately, and all payments will be refunded in full (minus the 3.9% credit card processing fee). In the event of a cancellation initiated by the host or owner, AirSimplicity LLC will make reasonable efforts to find alternative accommodations for the guest.
19. Limitation of Liability: AirSimplicity LLC and its owners will not be held liable for any losses or damages incurred by the guest due to a cancellation, other than the return of all payments made by the guest.
20. Violation Consequences: Violations of these rules may result in immediate termination of the reservation without a refund.
21. Assumption of Risk: By accepting this reservation, guests assume the risk of any harm arising from their use of the premises.
