Interaction
I am here for you during your stay but our level of interaction is up to you. I’m only a phone call or message away. You will be able to self check-in upon arrival. I’m happy to be contacted via phone or through Airbnb before, during or after your stay.

Once a week, one of our team members will stop by the property to put out the trash cans, replenish our supplies, and restock sheets and/or towels. They will NOT enter the home. They have access to the garage or shed with a code. This day may or may not fall during your stay.

West Colfax has a distinct character that sets it apart from other popular Denver neighborhoods. This neighborhood provides a peaceful solace from bustling city life while still being a hop, skip, and a jump away from lively downtown Denver. Outdoor enthusiasts and dog lovers enjoy West Colfax’s many parks and green spaces.

While you might not find Michelin-star dining options in this neighborhood, many local mom and pop restaurants line the streets providing delicious options from every culture. You will have access to the entire home. The 5 bedrooms are yours! Entry is secure and easy with a keypad. You'll have access to the backyard/patio, grill, and parking in the driveway as well as other amenities such as high-speed Wi-Fi and a well-equipped laundry area.

This light filled home features 2,400 square feet of living space. Five bedrooms and two and a half baths complete this two story ranch home in Denver, CO.

Take advantage of the private office space! It includes a desk, chair, and monitor. The spacious kitchen has enough space for prepping all your meals! All appliances are available for your use! The living and dining rooms have enough space for everyone! Relax and catch a movie on the flat screen TV.

The laundry room has all the essentials you need! It contains a washer/dryer, utility sink, ironing board, and iron. Detergent is available for your convenience .

Bedroom 1 (Master): In this bedroom you will have a king size bed, end tables, and black out curtains for a great night's sleep. This room also features a full size sofa bed and flat screen TV. There is a closet and dresser provided for your convenience. An en suite bathroom is connected to to this room. The bathroom includes a shower, toilet, and sink. Toiletries are included for your stay.

Bedroom 2: This bedroom has a queen size bed, black out curtains, end tables, and plenty of space for your luggage.

The roof top patio can be accessed through the first bedroom up the stairs! It has 4 lounge chairs and a table for your enjoyment. Turn on the string lights to enjoy day or night!

Bedroom 1: This spacious bedroom features a queen size bed, end tables, closet, and plenty of space for your luggage. There are lounge chairs and a table provided for your convenience.

Bedroom 2: This room features a queen size bed, end tables, closet, dresser, mirror, and plenty of space for your luggage. The rooftop patio can also be accessed through this room!

Bedroom 3: This room features a queen size bed, end tables, dresser, and plenty of space for your luggage.

Bathroom: There is a half bath located in the hall between all 3 rooms. It features a toilet and sink.

There is plenty of room for everyone in the spacious, beautiful fenced in backyard! Whip something up on the propane grill or play a round of beanbag toss! Relax and enjoy the fresh air in the hammock!

Notes
This home is in a residential area and being respectful to the neighbors is of utmost importance. Parties that are excessively noisy will be shut down, expelled and be threatened with civil prosecution. If you are unsure if your group fits this description, please reach out to ask and we will be happy to help.

Several days prior to check-in I will send you a link which contains an e-manual. In this manual you will find all necessary and relevant information relating to your stay. I have also included my suggestions for the best thing to do around Denver, my favorite restaurants, hikes, nightlife and much more!

Please note that smoking of any kind is forbidden inside and will result in a minimum fine of $650.

Rules & conditions

No Parties or events allowed.
No smoking or vaping of any substances inside the home. Violations are subject to a $500 minimum fine.
No undeclared guests. All undeclared guests will be subject to a fine of $100 per guest, per night.
No loud noise or music. Quiet hours are between 10 PM and 6 AM. Please respect the neighbors and the neighborhood.
Third party bookings are prohibited. House information will only be provided to the account holder of the reservation.
Pets are prohibited unless otherwise indicated on the reservation. Unregistered pet fees will be $300 per pet.
Report broken items immediately to your host. Guests will be responsible for broken items.
Checkout is at 11 AM. You will be given a 15 minute courtesy window after which you will be charged $50 and an additional $50 for every half hour after 11:30 am.
Excessively dirty homes will be charged an additional cleaning fee ranging from $100 to $300, excluding any damages.
If you are a local (booking a property within 30 miles of your residence), you need to reach out to us directly prior to booking and inform us that you are a local and include the reason for your reservation.
Anyone violating any portion of these rules will be grounds for immediate termination of the reservation without refund.
